Peck & Tuneski, P.C. would be happy to prepare a deed for you. Our fees for the preparation of the deed is typically $150.00. This is only an estimate, and assumes that our sole responsibility is acting as a drafter of the document. You should be advised that there may be gift tax, and other tax consequences to deeding your property. This office is not able to give you specific tax advise. You should consult a tax advisor for the impact such a conveyance may have on you. If we are representing you in the refinance or purchase of a propery, this fee will be in addition to our normal flat fee for such representation. Once completed, the form must be executed in front of a Notary Public and 2 witnesses, one of which may be the Notary Public. If you wish our office to serve as the Notary Public, please contact us to arrange for an appointment. Please complete the entire form. Until we have informed you of our representation, you should not assume that our office has been retained to represent you in preparing this document. Quit Claim Deed
A warranty deed is used to convey property in a transaction between a typical buyer and seller of real estate. It contains warranties from the seller that they own and convey the property free and clear of any liens. A quitclaim deed conveys to the buyer any interest that the seller has, and contains no promises as to what that may be. It is typically used between family members.
